Soaring Prices Plunge: Baegod New Town Faces Development Delays

Shiheung, South Korea – The once-booming real estate market in Baegod New Town, Shiheung, has experienced a dramatic downturn, with property values plummeting by nearly half. The rapid price decline has defied the recent trend of buyers favoring newly constructed properties.
According to data from the Ministry of Land, Infrastructure, and Transport, a typical 84-square-meter apartment in the 'Shiheung Baegod C1 Hoban Summit Place' complex was sold for 570 million won last month, a significant drop from the 1 billion won peak in July 2021. Despite being a relatively new development, completed in 2019, the property's value has consistently declined since reaching its zenith.
Neighboring complexes have also seen substantial price drops. For instance, the 'Shiheung Baegod C2 Hoban Summit Place' saw a similar-sized unit sold for 600 million won, marking a 30 million won decrease from the previous sale.
The primary reason behind this decline is attributed to the delay in various development projects. The most notable projects include the construction of a new university hospital and the Baegok Bridge.
The planned Seoul National University hospital, which was expected to be a major catalyst for the region's growth, has faced numerous setbacks due to rising construction costs and environmental concerns. Although recent agreements have been made to move the project forward, the opening date has been pushed back to 2029.
Similarly, the construction of the Baegod Bridge, aimed at connecting Baegod New Town with Songdo International City, has been stalled due to environmental concerns. The project has faced legal challenges, with a court ruling against its construction due to the potential impact on local wildlife.
The delays in these major projects have dampened investor and buyer confidence, leading to a decline in property values and a struggling local economy. With many storefronts vacant and businesses struggling, the future of Baegod New Town hinges on the successful completion of these long-awaited developments.
