According to proptech company Zigbang on the 19th, apartment supply slated for move-in across the country in November is tallied at 21 complexes and 11,559 households.
This represents a 30% decrease compared to October (16,567 households) and a 49% drop from the same month last year (22,551 households).
Notably, the metropolitan area will see supply shrink by 49% from this month (7,924 households) down to 4,031 households. In Seoul, where upward housing price trends continue, November move-in volume is projected to remain at just 488 households across 3 complexes.
All of these are small-scale complexes with fewer than 300 households supplied through redevelopment or reconstruction projects: Gaebong Louvre in Gaebong-dong, Guro-gu (295 households); Hongik Univ. Station Central Arte Haemoro in Donggyo-dong, Mapo-gu (123 households); and Hanyang LEEPS in Sinwol-dong, Yangcheon-gu (70 households).
In Gyeonggi Province, 3,543 households across 6 complexes are scheduled to move in. In Pyeongtaek, 1,604 households will move in around the Hwayang District in Hyeondeok-myeon—including Pyeongtaek Xi/Pyeongtaek Prugio Centerpine (851 households) and Pyeongtaek Hwayang District Dongmun The East 6-2BL (753 households). In Icheon, 1,532 households will begin moving in, consisting of Geumseong Baekjo Yemiji in Block B3 of the Jungni District, Jungni-dong (1,009 households) and Icheon Station Shinan Insville Firstige, Jeungil-dong (523 households).
Meanwhile, regional areas outside the capital region will see 7,523 households move in across 12 complexes—nearly double the metropolitan volume. Upcoming schedules include 2,430 households in Jeonbuk, 2,153 households in Ulsan, 1,067 households in Busan, and 763 households in Gyeongbuk.
An official at Zigbang noted, "Amid ongoing lease price increases and a shortage of listings, new apartment move-ins serve as a catalyst for supplying fresh lease inventory. The impact on the jeonse (long-term deposit lease) market will vary depending on the scale of move-in volume and its regional distribution."
